Is the 50% one time fee only applicable to our very first tenant or is that every time a new tenant moves in?

This is a one time fee.

Do owners get the final say on a tenant?

No, owners do not choose tenants.

How is outside maintenance/pest control managed? Is that up to the tenant or property management?

This can be done many different ways, we can chat about what is best or your property.

Are background checks, reference checks and income to rent ratios done for prospective tenants?

We use smartmove.com They screen for income/credit/criminal. We also send verification to previous landlord.

Is advertising required or is the fee paid only if we ask you to advertise?

We always advertise, however only charge for the sites that require payment or boosting.

Do you have any clients with a fully furnished house on a 12 month lease?

I do not have any current tenants that are on a year lease in a furnished home. Most are inquiring for 3-6 months stays.
